Where to Stay in Mirissa, Sri Lanka

A guesthouse with a rooftop deck overlooking Mirissa Bay on Sri Lanka's south coast

Mirissa is a small town with no large resorts. All accommodation consists of guesthouses, small hotels, and a handful of boutique properties. The choice of where to stay is mostly a question of how close to the beach you want to be and how much you are willing to pay.

The main accommodation zone runs from the fishing harbour on the west side of town to Coconut Tree Hill on the east. Most properties are within a 5-minute walk of the beach or on the hill road above it.

Budget: $15–35 per night

Simple guesthouses and beach huts at the lower end of this range. At $15–25, expect a fan room, possibly shared bathrooms, and basic furnishings. The cheapest options are sometimes set slightly back from the beach or on the main road through town.

In the $25–35 range, rooms are generally private with en suite bathrooms. Air conditioning is sometimes available; fan cooling is standard at this price point in Mirissa. Some properties in this bracket have small gardens or a common rooftop area.

Breakfast is not always included at budget guesthouses in Mirissa; confirm before booking. Several budget properties are run by local families and the food, when available, is home-cooked and good.

Midrange: $50–100 per night

The midrange in Mirissa is mostly guesthouses with AC rooms, private bathrooms, and some additional features — a rooftop deck, sea views, or a small pool at the upper end. Several properties on the hill road above the beach offer this combination along with views over the bay.

Properties with sea views from the bedroom or a rooftop terrace in this price range are the best value Mirissa offers. The hill above the beach has a concentration of midrange guesthouses that are 5–10 minutes walk down to the sand but have better views and less noise from the beach bars.

Boutique: $100–180 per night

A small number of boutique properties operate at this level. These are typically 5–12 room properties with a higher standard of furnishing, designed outdoor areas, and attentive service. Some have pools.

At this price point in Mirissa, you are getting a well-run small property rather than a luxury resort. Check recent reviews for consistency of service — small properties in Mirissa can vary significantly depending on management.

Where Within Mirissa to Stay

Beach road: Properties directly on or within 100m of the beach. Maximum convenience for beach time, but some exposure to noise from beach bars in the evenings. Best for those whose priority is immediate beach access.

Hill road above the beach: A 5–10 minute walk down to the beach, but often better views, more quiet, and better breezes. The hill road runs above the bay from the main beach toward Coconut Tree Hill. Several of the best value midrange properties are here.

Away from the beach: A handful of guesthouses are set further from the beach in the residential areas of town. Cheap and quiet; less convenient for beach access.

Booking Ahead

December to March: Book 2–3 months in advance. Mirissa’s limited accommodation inventory means that popular properties sell out, particularly the well-reviewed midrange options with sea views. December 25 – January 5 is the busiest period of the year.

Christmas and New Year week: Book 3–4 months ahead for this specific period. Prices are at their highest and rooms at the better properties are often fully reserved.

April to October (low season): Walk-in availability is common. Prices drop significantly. The monsoon reduces beach appeal but the town is peaceful and accommodation is cheap.
